Non-Stop Neighbors Enhances Service

Non-Stop NeighborsNon-Stop Neighbors announced today it released a new feature called, "Auto-Updater", to their website publishing service.

Non-Stop Neighbors builds "community websites" for real estate agents. Each website is focused on a specific community. For example, if there is a development of homes called, "Summer Field Crossing", an agent can have Non-Stop Neighbors build a website specifically for this community, combining news, weather, discussion forums, classified ads, with your name emblazoned on it.

This new "Auto-Updater" feature creates a weekly summary of all latest news, discussion postings, and mails them out to everyone who has signed up with your community website. It allows an agent to remain in e-mail communication with home owners in the territory.

Ralph Roberts Runs a Real Estate Fraud Website

Real Estate FraudReal estate broker guru Ralph Roberts has a website called Flipping Frenzy, to help Realtors and consumers identify cases of potential real estate and mortgage fraud.

The website includes articles that explain how people can identify protential fraud cases, and provides resources for reporting fraud. Roberts even has his own fraud blog.

Organization Accuses California Lenders of Being Racists

Mortgage CostsThe California Reinvestment Coalition (CRC) today released a new report finding that "people of color", "communities of color", and rural towns are more likely to receive higher-cost home loans, and that people of color in California could be paying $50 million more than white borrowers every month as a result of higher-cost home loans.

The CRC is a organization that seeks to make it easier for low-income communities, and minorities to get home loans.

According to Kevin Stein, associated directory of CRC...
"What you look like and where you live should not determine how much you pay for a loan. Higher-cost lenders are draining wealth from families' pocketbooks and doing so in a way that is having a large and disproportionate impact on certain California
communities."
Basically what he's saying, is that just because you are black, lenders are going to charge you more to get a loan. Do any of you believe that's true?

Another blogger, who goes by the handle of Tiny, downloaded the 50-page report, read through it, and discovered the CRC didn't even take into consideration the credit score of the applicants it reviewed.

Oregon Realtors Support Real Estate Transfer Tax

A group of Realtors in Oregon are advocating a statewide tax on homes valued more than $100,000.00.

They argue that by setting a tax rate of 0.5% on the selling price, and putting the money into a fund to help poor families buy homes will actually help the real estate industry.

The proposal is likely to appear before the 2007 legislative session.

OrbitDrop Gets Into the Real Estate Business

Orbit DropOrbitDrop announced today that it is moving forward into the real estate business, after having listed and sold some mountain vacation properties.

The company sells stuff on eBay for its customers, kinda like a consignment agent. They have several brick-n-mortar stores where people can drop off their unwanted items, and have them sell it on eBay for them.

After having sold some vacation properties on eBay, OrbitDrop now wants to move full force into the area of selling properties on eBay. Look for them to start advertising their services to home sellers.

Jewish Day School Raffles Off $1 Million Home

Win a Dream HomeConejo Jewish Day School in Agoura Hills, CA, a suburb of Los Angeles, is raffling off a home worth $1 million dollars.

It's part of a benefit to help them raise funds to help them build a new facility for their K-6 students.

Tickets for the raffle cost $150 a piece, with a maximum of 18,000 tickets to be sold. "A one in 18,000 chance to win are much better odds than winning the lottery," says Leora Langberg, the school's board president. "When you factor in the other cash prizes, ticket holders have a 1 in 100 chance of at least doubling their money." Other cash prizes include $50,000, $25,000 and $10,000, seven cash prizes of $1,000, 10 cash prizes of $500 and 160 cash prizes of $300.

The deadline to purchase tickets is January 31. The raffle drawing will be held on February 14 (Valentine's Day) at the Canyon Club (28912 Roadside Dr., Agoura Hills). The winner need not be present.

The grand prize winner will receive a 2,500-square-foot two-story Oak Park home with five bedrooms and three baths or $1 million in cash. The home includes a new kitchen with granite counter tops, state-of-the-art appliances, a custom walk-in pantry; new custom ceramic tile, designer quality carpet throughout the house, all new double-glazed windows and an over-sized walk-in closet and whirlpool tub in the master suite. The outside features a professionally landscaped yard and an entertainer's backyard with pool.

New Website Provides Realtor Activity Data

Homethinking.comHomethinking.com today unveiled an online directory of real estate agents, displaying their current activity.

The site allows anyone to type in a zip code or city to see a list of nearby agents, and see at a glance how many properties they are currently representing, the highest property price, the lowest property price, and the average property price.

Users are allowed to post their own reviews for any listed agent.

Homethinking.com, in beta form, is currently monitoring real estate transactions and marketing data, as well as county records in California and will expand its data collection efforts nationwide in the coming months.

The website is also accepting payments from agents in exchange for premium placement. Payments are done on a bidding basis, where agents within the same geographic area compete against each other by raising their bids to see who gets to be listed at the top of the page.

Real Estate Professionals Can Still Save Taxes For 2005

taxesRealEstateProTaxes.com, an affiliation of CPAs specializing in tax planning for real estate professionals, provides some tips on how to cut down on your 2005 taxes.

"As a real estate agent or broker, make sure to pay all of your outstanding bills before the end of the year since you can generally deduct your professional expenses directly against your commission income," explains Andrew Schwartz, CPA, founder of RealEstateProTaxes.com. "Items paid with credit cards are deductible in the year charged," adds Schwartz.

Allowable expenses include anything that is "ordinary" and "necessary" in connection with being a realtor, including advertising costs, cell phones and internet access, gifts to clients, and professional dues and licenses. A complete listing of professional expenses common to realtors is available here.

Why are most realtors taxed as independent contractors? According to the IRS in Publication 15-A, Employer's Supplemental Tax Guide: licensed real estate agents are treated as self-employed if "substantially all payments for their services as real estate agents are directly related to sales rather than to the number of hours worked, and services are performed under a written contract providing that they will not be treated as employees for federal tax purposes."

Auto Savings

Deducting your automobile expenses is another way to save taxes. Each year, you base your deduction on either the standard mileage rate or the actual expenses incurred during the year, including insurance, gas, repairs, and lease payments or depreciation based on the car's original cost. The standard mileage rate is 48.5 cents per mile driven after September 1st, up from 40.5 cents per mile for the first 8 months of the year. Don't forget to claim the business use percentage of the interest you pay on your car loan as well.

Now is the time to update your mileage log for the year. If you ever get audited, the IRS will want you to provide a log substantiating the automobile deduction you claimed.

Child Labor

Do you have a child under the age of 18? If so, you'll save some taxes by employing your child. There's a special loophole that exempts children of self-employed individuals from paying social security, Medicare, and federal unemployment taxes on wages paid by a parent.

For 2005, as long as your child is under the age of 18, you can pay him or her up to $5,000, and your child won't owe any income taxes on that money (assuming they have no other income). Even so, you get to deduct the wages paid as a business expense.

You have until December 31st to set yourself up with the IRS as an employer, and to compensate your child a "fair wage" for services provided during the year. Your child can even fund an IRA or Roth IRA with up to $4,000 this year based on the wages paid by you.

Save Taxes By Saving For Retirement

Setting up a self-employed retirement plan is another way to save you taxes. Take a look at the Solo 401(k), which generally allows for larger contributions than a SEP IRA, provided you have no employees who work more than 1,000 hours per year except for your spouse.

With these tax advantaged retirement accounts, you can contribute $14,000 ($18,000 if you are 50 or older) plus 20% of your net self-employment income, up to $42,000 for 2005. If you're 50 or older, this year's max increases to $46,000. Amounts contributed reduce your taxable income and grow tax-deferred. The deadline for setting up a Solo 401(k) is December 31st.

Otherwise, you have until the due date of your tax return, including extensions, to establish and fund a SEP IRA. You can generally put away up to 20% of your net self-employment income into these tax-advantaged retirement savings accounts.

Special Tax Break for Realtors

If you own rental real estate, you have until the end of the year to take the necessary steps to be able to max out the rental losses you can claim. As a realtor, the "passive loss" rules that limit deductible rental losses to just $25,000 per year don’t apply to you. To qualify for this exception, however, you need to spend more than half your time, and at least 750 hours, during the year working in the real estate trade. Plan your schedule accordingly through the rest of the year to ensure that you meet these two requirements.

A Few Additional Suggestions

Prior to December 31st:
  • Send in your January, 2006 mortgage payment early enough so it will be processed prior to 12/31/05. By sending in your payment a few weeks early, you can deduct the interest portion of that payment a full year earlier.


  • Clean out your closets and donate your clothing and household items to a charitable organization, since "non-cash" contributions are deductible if you itemize. Don't forget to get a receipt.


  • Pre-pay your projected state tax shortfall if you'll be itemizing your deductions and not subject to the alternative minimum tax.


  • Pay off your medical bills if your total medical expenses exceed 7.5% of your income and you itemize.


  • Evaluate whether you'll save any taxes by postponing 2005 income or deductions into 2006 or by accelerating 2006 income or deductions into 2005.

Battle of the Developers

Forbes.com publishes an interesting article entitled, "Real Estate Wars: Battle Of The Developers", which takes a look at some of the big community developers like Pulte and Toll Brothers going after baby boomers by building retirement communities in places not known for retirement living.

It paints a picture of big corporate developers threatening to put the small local builder out of business, in the same vein as Wal-Mart pushing mom & pop shops out to pasture.

The Real Estate Home Show Does iPod

The Real Estate Home ShowExplicit Media Inc., the folks who produce the television program, "The Real Estate Home Show", is offering to put their clients' video listings on an iPod. Agents who have their properties featured on the show can now have their video listings converted into a computer format suitable for downloading onto an iPod.

When agents and consumers browse the television show's website for properties, they will see an icon in the form of an iPod. Clicking the icon allows them to download the listing.

The Real Estate Home Show is broadcast on channel 341 on DirecTV, and channel 223 on Dish Network.

The value of podcasting lies in its popularity. It's popular because people can see and hear the content on their portable device, such as a handheld computer or MP3 player. Several podcasting directories and search engines have cropped up across the Internet allowing consumers to find the content they want by perusing categories and sub-categories.

Users then subscribe to these "podcast feeds", and are able to have new content sent to them automatically.
